Maximizing Sales Potential with New Flooring

The real estate market is healthy and active, which is great news for all of us. Often, sellers believe that a good market means a quick sale with little or no need to enhance the house. However, it’s the sellers who update their houses who will be the most successful.


Here are some tips for getting your listings sold quickly and for top dollar:


First Impressions

New flooring that looks and smells great is one of the most impactful improvements a seller can make to their house that makes a great first impression for buyers. It is an investment in the selling process that can provide a higher listing price and a quick sale with higher offers. If installed prior to taking pictures, new flooring will help buyers pre-qualify the listing through the photos available online.


How much should a seller invest?

So, how much should a seller invest in new flooring, and what can they expect as a return on that investment? Here are some guidelines:

  • As a general rule, a seller should plan on investing around 1% of the list price on updated flooring. For example, if a listing is priced at $250,000, then a seller should invest around $2,500.

  • The normal flooring purchase equals 2-


    3 mortgage payments. Listings with new flooring sell as much as 50% faster, which means the cost of the flooring can be partially or fully paid for through saving mortgage payments.

  • In many cases, new flooring allows sellers to increase the list price.
